Competition amongst real estate agents in Hilton Head is fierce, which means you can and should be choosy about who you work with.

Tips to consider when selecting a Hilton Head real estate agent:

  • Do use a realtor. She will have access to the entire Hilton Head MLS (Multiple Listing Service). The seller pays the commission anyways.
  • Make sure you get along with your agent. Interview at least 2 or 3 real estate agents.
  • Pick a tech savvy agent. If you're reading this page, you are probably at one with the Internet. You'll need to communicate often with your realtor and email is a convenient and efficient mean of communication. You'd be surprised how many agents still do not use email effectively.
  • Hilton Head is composed of several communities, e.g., Hilton Head Plantation, Indigo Run, Long Cove Plantation, Palmetto Dunes, Palmetto Hall, Port Royal Plantation, Sea Pines Plantation, Shipyard, Spanish Wells, Wexford Plantation, Windmill Harbour. Make sure your agent is up-to-date with neighborhood marketing conditions.
  • If your purchase is primarily for investment purposes, go with a real estate agent that actually owns a Hilton Head investment property.
  • Do ask about the current deposits and reservations if you are purchasing a Hilton Head rental home. In particular, your agent should tell you the optimal time for closing on your home so that you can get part of the rental deposit to help with cash flow.
  • Do visit the house you are buying. Yes, this sounds obvious, but you'd be surprised how many people don't do this. Better yet, try to stay in it overnight.
  • Do ask how far a potential home is to the nearest PUBLIC beach access. While the beach is public on Hilton Head, the access may not be. The town of Hilton Head only provides four public beach access.
